A mold inspection can be as easy as a visual walkthrough of a property. Using moisture meters and imaging tools as well as an experienced eye to locate and identify a potential mold or moisture problem. Using meters to find and measure moisture content within a building material such as wood in your cabinetry, subfloor or framing, also in plaster and drywall at walls and ceilings. During a walkthrough, we pay special attention to the most commonly found problem areas, such as under the kitchen, bathroom and laundry sinks. We will often inspect the exterior of the home as well, looking for potential water incursion issues caused by faulty or misdirected irrigation sprinkler heads, clogged or improper rain gutters and drainage systems. Finding visible mold growth on a surface does not automatically mean you have toxic “BlackMold” (Stachybotrys). Out of 100,000 types of mold, only a few dozen are known to be toxic, but if mold / fungal growth is visibly found on a surface it usually indicates there is an abundance of it and there is the reason for concern.

Testing for mold will identify types of fungus and or the quantity of its presence. Direct surface samples will often show the type of mold and the concentration at the area tested. This test is performed with a tape lift applied to a microscopic slide. Air sampling will show you a snapshot of the air your breathing at a concern area or room of your home. This type of sampling is collected with a special vacuum pump and will indicate the amount and types of mold found within the indoor air. This sample is then compared to an outdoor sample collected at the same time. All samples collected are delivered to an accredited laboratory, where mycologists can examine and report their findings.
